Hilton Secures Guest Convenience and Enhances Décor with ADVANCE by Onity™ Locking Solution

The Hilton Atlanta Northeast, a Dow Hotel Company property, has chosen the ADVANCE by Onity electronic locking solution to secure its guest room doors. ADVANCE, Onity's new two-piece modular locking system, was recently installed on all 272 guest rooms and suites at the popular Northeast Atlanta property, as well as the pool area and concierge lounge. Onity, one of the world's leading providers of electronic locking solutions, is part of UTC Fire and Security, a unit of United Technologies Corp.

Onity ADVANCE was selected by the Hilton Atlanta Northeast to replace another vendor's traditional 'full face' lock. The existing locks had begun to show signs of age, including an increasing number of lock failures. Onity ADVANCE resolved this issue plus gave an updated look that blends perfectly with the Hilton's elegant décor. The ADVANCE lock chosen by the Hilton Atlanta Northeast features a satin brass finish with a wing handle design. In addition, an attractive brass cover plate was created to cover the existing door cut-out and unify the overall design.

"Our old lock system from the previous vendor had been upgraded over the years with updated software, but we were still working with the original hardware on the door, so lock failures had become an everyday occurrence," said Michael McConkey, regional engineer for the Dow Hotel Company. "That was a real nuisance for guests, who had to come back to the front desk to have keys re-encoded, sometimes at very inconvenient times. With Onity's ADVANCE locking system, we are experiencing a truly impressive reliability rate. In addition, the installation went flawlessly. The Onity personnel were well-versed, prepared, and worked easily around our room blocks, so as not to disturb the guests."

In addition to improving operational efficiency, ADVANCE also provided an aesthetic upgrade from the old locking system at the Hilton Atlanta Northeast. "The two-piece design is definitely more up to date and cutting edge," said McConkey. "It just looks better and provides a new look that sets us apart from other properties."

ADVANCE by Onity™ is an electronic locking solution that offers a wide range of flexibility in both aesthetic design and operational features. The newly developed electronic lock features a unique, modular, two-piece design that minimizes hardware on the guestroom door. A wide selection of attractive finishes, interchangeable handle styles and cover plates allow hotels to seamlessly blend the locks into the overall design of the property. The ADVANCE solution also offers dual upgradeable technology, so that, as security technology continues to advance, upgrades and retrofits are both simple and affordable.

Onity introduces new Intelligent Energy Saver

Onity recently launched Intellity, its latest innovation in energy management solutions for the hospitality industry. Intellity is an intelligent energy saving device that reads the magnetic stripe on Onity hotel-specific keycards to identify and differentiate guest and staff keycards, while disconnecting electrical equipment when guests are out of the room.

Southern Ocean Lodge

Southern Ocean Lodge on Kangaroo Island is Southern Australia&squo;s third-largest resort, covering some 4,500km². The island, which is only 15km from the shore, has a plethora of native wildlife, presenting itself as an eco-tourist paradise.

Opened in March 2008, the Southern Ocean Lodge sits on a cliff-top location and offers 21 luxury suites with exceptional views. The lodge is at Hanson Bay, on the southwest coast, and is adjacent to two of the island&squo;s national parks.

DEVELOPMENT AND PLANNING

"Southern Ocean Lodge on Kangaroo Island is Southern Australia's third-largest resort."

The lodge required an investment of A$15m to build and was developed with full environmental consideration for the island&squo;s ecosystem under the authority of Planning SA.

The owner and developer of the lodge is Baillie Lodges and the designer and architect was Max Pritchard. The building contractor for the project was Steen Construction. Kristina Pacheco contributed to the resort design and spa.

ENVIRONMENT

Southern Ocean Lodge offers sustainable tourism accommodation approved under the Environmental Protection & Biodiversity Conservation Act passed by the Federal Government, as well as the Development Act; National Parks & Wildlife Act; Native Vegetation Act; and Natural Resources Management Act of the South Australian Government.

Baillie Lodges also runs an Environment Fund, which hopes to raise between A$20,000 and A$50,000 per year from guest voluntary contributions to be used for environmental projects on the island.

The resort occupies 102ha, of which only 1ha was cleared for construction (the rest is under a heritage agreement to prevent further development). The lodge uses environmentally friendly technology such as flow-through ventilation and glazing (capturing sunlight and natural heat) and also a Biolytix Filter System that converts organic waste, wastewater and sewage to clean irrigation water. Water is also harvested from the roofs and stored in tanks with a capacity of 1.5 million
litres.

LODGE FACILITIES

The main lodge has a reception area, a library (reference library and also CD and DVD library), a large open lounge called the Great Room with floor to ceiling windows and a heated wet-edge plunge pool, a guest restaurant and a meeting room.

Radisson SAS Waterfront,

The Radisson SAS Waterfront Hotel in St Helier in Jersey is one of the newest hotel developments in Jersey with excellent views over Elizabeth Marina, Elizabeth Castle and St Aubin's Bay. The sought-after reclaimed site on the waterfront has been the subject of controversy over the last ten years since the site was also a target for the construction of social housing (Waterfront Enterprise Boards redevelopment zone).

"Even though there have been problems and delays the £22m six-storey Radisson opened in November 2007."

However, even though there have been problems and delays the £22m six-storey Radisson opened in November 2007, after construction began in January 2006.

The climate for the construction of new hotels on the island is less than ideal with hotel room numbers diminishing from the 1980s high of 26,000 to a lowlier current figure of around 9,000. This is because tourists and visitors have gone elsewhere with more competitive holiday prices. The new hotel is being operated by Radisson SAS on a 20-year management contract.

CONTRACTORS

The four-star hotel was designed by EPR Architects for Jersey Waterfront Hotel Development Limited. The main contractor was Camerons, a subsidiary of the Garenne Group and the glazing of the hotel was carried out by Contracting South. The engineer for the construction of the hotel was Peter Brett Associates.

The interior designer was Scott Brownrigg who has given the hotel a contemporary feel with simple colour schemes, a sea-themed carpet (ripples and seahorse design), an abundant use of natural light, a large aquarium (Martello Bar), highlighted colours in furniture and smoked glass sliding doors.

The bathrooms, precast concrete room panels and also much of the electrical and mechanical elements were assembled and tested in the UK before being shipped to Jersey. The prefabricated technology allowed the project to be completed nine months earlier than expected. It also meant that only 80 construction personnel were required on site each week instead of 120.

The concrete pod bathrooms in ensuite facilities were supplied by Directory Company E. J. Badekabiner. The hotel uses direct-gas-fired water heaters from Lochinvar. There are five Charger CE600 water heaters and five LST166 energy-saving cylinders to provide hot water for the 195 bedrooms, and also the health centre and swimming-pool facilities. NG Bailey provided the mechanical installation services at the hotel.

AMENTITIES

The hotel has 195 rooms and suites designed in three distinct styles ‐ Chic, At Home and Fashion. The rooms have a range of luxury facilities such as flat screen LCD televisions, free high-speed internet access (E@sy Connect Service concept) and individual climate control. There is a smoke-free policy across the hotel.

Standard rooms come in beige and brown 'At Home' or red and grey 'Chic' decor. The Business Class rooms also include marina views, free movies and a Nespresso machine, with pods for coffee, tea and hot chocolate. There are 14 suites, which are decorated in 'Fashion' style. These have contemporary high-end furnishings and all the amenities in the Business Class rooms, and the decor is in vibrant reds, oranges and browns.

"The hotel has 195 rooms and suites designed in three distinct styles ‐ Chic, At Home and Fashion."

There are five large meeting rooms, the largest of which can cater for 400 in a theatre-style arrangement and 280 for a banquet. The boardroom on the fifth floor has excellent views of the marina and coastline with a large curved window running the full length. Rooms can also be divided for smaller meeting spaces (full business centre). The main conferencing area spans 350m² and can be divided into three separate meeting rooms while the pre-function area is 180m².

The hotel also has a 386m² signature health suite with swimming pool, spa (sauna, steam room and several private treatment rooms) and fitness equipment. There are also several restaurants, a coffee lounge and lobby lounge, and a jazz club.

RESTAURANTS

Verres en Vers is a modern French Brasserie with all-day dining including the 120-dish breakfast super buffet, lunch and dinner aperitifs and a wide range of wines. The Martello Bar on the ground floor is the hotel's signature bar with a floor-to-ceiling tropical aquarium. The bar serves light meals and a full range of drinks.

GLAZING

The glazing of the hotel was carried out by Contracting South and included curved curtain walling for the rotunda structure over the rear entrance of the hotel. This was put in place to give some of the suites a superior view over the marina.

In other areas of the hotel there are Technal Fxi windows installed into custom made horizontal and vertical aluminium pressings which have been anodised to resist corrosion from the harsh marine environment. The glazing specification throughout the hotel has been SGG PLANITHERM FUTUR N and SGG PARSOL green.

Hotel Terra,

One of the new watchwords in travel and hospitality these days is 'eco-tourism' and the demand for such a product has been on the increase over the last decade. Travellers are becoming more aware of their effect on the environment and want to take a vacation that is 'green'. One of the ways they can do this is by using an eco-friendly hotel.

One of the new offerings in this category is the Hotel Terra, situated on a half acre site in the Jackson Hole ski resort near Yellowstone National Park in Teton Village, Wyoming, US. It is located 12 miles from downtown Jackson and 22 miles from Jackson Hole Airport.

The hotel is due to open at the end of February 2008 and will feature a range of eco-aware facilities, as well as being constructed under US LEED certification and using recycled and renewable materials such as roof shingles, bamboo, marble, crushed glass, teak, seat belts and granite chips during construction; there are only five LEED-certified hotels in the US. The hotel is to be the first of around 12 eco-boutique resort hotels developed by the Terra Resort Group (TRG). The series of hotels are expected to be completed by 2015.

"The hotel is due to open at the end of February 2008 and will feature a range of eco-aware facilities."

FACILITIES

The six storey hotel has 72 guest rooms with single guest rooms and one-, two-, or three-bedroom suites available. Facilities include a rooftop spa and fitness centre, 'Terra Living Room', outdoor rooftop hot tub, two restaurants (Terra café and coffee bar and the Osteria Restaurant, an Italian restaurant serving a range of Italian foods), a snowboard/ski rental shop (Rossignol, Ride snowboards, Forum snowboards) and a fire pit (for barbecuing and outdoor dining).

The hotel guest rooms which will be equipped with Bose speakers (surround sound), MP3 docking station, DVD player, hi-tech touch-screen video phone, in-room recycling, 42in LCD flat screen TV, in-floor heating, Zuma Airbath and 'rainshower' shower head, hot drinks set-up including fairtrade organic coffee, personal CFC free refrigerator and free wireless internet access.

The rooftop 'Chill' spa has six treatment rooms, with a couple's treatment room with Jacuzzi bath fireplace, and mountain views. There is also a Sky Lounge, for pre and post-treatment relaxation, with panoramic views, steam rooms, massages, facials, body wraps and body soaks.

GREEN FEATURES

LEED features used in the construction include recycled 'Eco Shake' roof shingles; the contractors have also used low-VOC (volatile organic) carpets, sealants, paints and adhesives. In addition, fly ash from burning coal was used to replace 50% of the cement used in the concrete for the building.

The hotel will also introduce a range of energy-saving features such as personal energy-efficient heating and cooling zones for guests. There will also be radiant heating in the floor of the underground car park to minimise heat loss and energy use. Air quality and moisture filtering technology are being used alongside energy-recovery technology to recover 81% of the heat from the exiting stale air and Energy Star windows with IR reflective low-E coating to save energy loss. There will also be innovative water-saving features such as dual-flush toilets, waterless urinals and rainwater capture.

The hotel will also use chemical-free cleaning and laundry products but guests will be asked to conserve towels. The hotel has been designed to maximise the use of natural lighting, has used around 80% recycled steel in the building structure and also around 50% of the construction waste generated has been reused or recycled. The hotel will use wind power for 35% of its electricity. Light pollution has also been eliminated to avoid affecting the wildlife.

ORGANIC TERRA BED

The Terra Bed was designed by the hotel to be environmentally friendly. The natural mattress was manufactured by Vivetique; it has a whipped natural latex core wrapped around recycled steel springs, and is encircled with 'green cotton' treated with a natural flame retardant. The bed also incorporates 100% organic cotton sheets, pillow cases and duvet covers from a fair trade Indian supplier.

CONTRACTORS

The design of the hotel was by Callison Architecture. The design elements include: steelwork, rough-sawn timber, granite stonework, flagstone fireplace and terracotta natural coloured plaster walls. DHS General Contracting Inc is the general contractor for the project.

"The hotel is to be the first of around 12 eco-boutique resort hotels developed by the Terra Resort Group."

Wheeler Electric Inc was also a part of the Hotel Terra design/build team, installing a 4,000-amp Square D main switch. Wheeler Electric also installed electric Comfort Cove radiant heaters from Radiant Systems Inc of Nebraska, in the guest units. Two systems have also been installed from Bylin Systems including a roof ice melt (RIM) system (continuous-heated aluminium and copper panels) and the WarmGlo electric radiant heat system as underfloor heating in guest rooms (self-regulating heating cable technology).

Telecommunications systems will include nonplenum cable by Superior Essex, system devices from Leviton, loop cable hangers from Arlington Industries and fibre optics cables by Corning terminated with 3M connectors. SimplexGrinnell certified the fire alarm system, which Wheeler installed. Wheeler also installed a GRAFIK Eye preset lighting control dimmer system by Lutron Electronics Co Inc of Coopersburg, Pennsylvania, in the Terra Café.
