Holliday Fenoglio Fowler has provided a $503m refinancing for three hotels totaling 1,049 rooms in US – at New York, Miami and Washington, D.C.

On behalf of the borrower,  Qatar-based Al Rayyan Tourism Investment Company (ARTIC), HHF’s team worked to place three floating-rate loans with Mack Real Estate Credit Strategies.

These include a $290m loan for The Manhattan at Times Square Hotel, a $132m loan for the St. Regis Bal Harbour Resort and an $81m loan for the St. Regis Washington, D.C.

Each of these loans have a four-year term as well as one one-year extension.

Developed in 1952, The Manhattan at Times Square Hotel has 685 rooms and 9,100 ft2 of retail in its 22 stories.

The hotel is located in Times Square at 790 7th Avenue and covers the complete city block from 51st to 52nd Street and 7th Avenue to Broadway.

ARTIC will continue to operate this hotel on an as-is basis as it finalises plans for a mixed-use building.

Following redevelopment, the almost 1,500-ft tall building will include 44,000 ft2 of LED signage wrapping the base, 134,000ft2 of retail space, 250 hotel rooms and 150 luxury condominium residences.

The St. Regis Bal Harbour is a 27-story hotel with 192 guest rooms and 24 condo-hotel units. It features Remède Spa, two beach and oceanfront pools, a fitness suite, business centre, 11,200ft2 of meeting space plus a 7,800-ft2 ballroom, butler service, kid’s club and several food and beverage outlets, including Atlantikós, BH Burger Bar.

Located at 9703 Collins Avenue, this hotel is across the street from the Shops at Bal Harbour, a luxury shopping centre.

The St. Regis Washington, D.C. is a 172-room luxury hotel, built in 1926 as the Carlton Hotel.

It is listed on the National Register of Historic Places. The hotel has 25 suites and provides butler service and complimentary house car. It features 11,200 ft2 of meeting space, business centre, 24-hour fitness center, two food and beverage outlets. It is located within two blocks north of the White House.
