A partnership comprising Dominus and Cheyne Capital has received approval from the City of London Corporation for its plans to convert Ibex House into a 382-key landmark hotel.

The hotel conversion will reposition the Grade II-listed Art Deco building at 42-47 The Minories, near Aldgate, Fenchurch Street and Tower Hill in London, UK.

Built between 1935 and 1937, Ibex House will undergo a transformation into a full-service hotel designed by Studio Moren. The refurbishment retains all of the existing substructure and 90%of the superstructure.

The project will include more than 50,000ft² of public areas, a conference centre with flexible meeting spaces, a new café, and the restored Peacock pub.

The development also plans to introduce an on-site Hospitality Academy in collaboration with Springboard. This initiative aims to offer training and employment opportunities for local people and those facing barriers to work.

The operational hotel is expected to employ more than 160 staff and support the City of London Corporation’s Destination City strategy.

The hotel is set to open in late 2028 and will be managed by Dominus’ in-house hotel platform. This will further expand Dominus’ portfolio of owned and operated hotels across central London.

Dominus CEO Preet Ahluwalia said: “Drawing on our development and operational expertise, we will transform this vacant office building into a landmark hotel that will celebrate its Art Deco design.

“Our plans include opening up the ground floor with a pub, cafe and hospitality academy as part of our commitment to creating exceptional spaces that deliver long-term value.”

In December 2025, Dominus and Cheyne Capital completed the acquisition of Ibex House, marking their second joint venture.
