The forthcoming property will operate from 2029 following a complete renovation of the current Hotel Marina Palace building.

Once completed, the hotel will occupy the tallest structure in Leblon and consist around 120 rooms and suites with views of the Atlantic Ocean.

The redevelopment involves significant updates to both the exterior and interior of the existing building.

On completion, the hotel will provide several dining venues including a rooftop bar and pool area, as well as a restaurant serving local and international cuisine.

Four Seasons Hotel Rio de Janeiro will also offer spa facilities, wellness amenities, and access to beachfront activities.

According to the company, the project aims to introduce hospitality services under the Four Seasons brand in a location known for its coastal setting and proximity to key city attractions.

The site is located approximately 30 minutes by car from Galeão International Airport and will form part of Four Seasons’ portfolio in South America, which includes properties in Buenos Aires and Bogotá, as well as an upcoming hotel in Cartagena.

Four Seasons president and CEO Alejandro Reynal said: “We are excited to introduce Four Seasons to Rio de Janeiro as we continue to intentionally expand our portfolio in South America and mark our return to Brazil. We are proud to embark on this journey alongside Catuaí Asset to bring this project to life.”

The development aligns with broader investment initiatives currently underway in the Leblon area.

Rio de Janeiro serves as a recognised centre for architecture and tourism, housing landmarks such as Christ the Redeemer.

Catuaí Asset founding partner Alfredo Khouri Junior said: “Bringing the iconic Marina Palace back to life – this time with a globally renowned brand such as Four Seasons – and delivering a landmark for the city that can endure for generations is a powerful motivation for us.

“This project builds on our long-time dedication to developing exceptional offerings in Brazil, which we are proud to do alongside Four Seasons.”
