In March 2025, the hotel entered administration. Joint administrators Glen Carter and Damian Webb of RSM UK Restructuring Advisory appointed specialist business property adviser Christie & Co to market the freehold as a trading going concern.

Dating back to the 14th century, the property boasts a Tudor restaurant, bar and lounge, a pizzeria, and three flexible function suites with a capacity of up to 200 guests.

The hotel also features extensive spa and leisure amenities, including a heated indoor swimming pool, a yoga studio, a gym, dedicated treatment rooms, and a relaxation lounge.

Carter said: “Since our appointment, we have taken proactive steps to stabilise operations at Lythe Hill Hotel & Spa, ensuring continuity of service and preserving the hotel’s strong market presence.

“The business continues to trade successfully, supported by its established reputation in the wedding, leisure, and corporate sectors. The hotel is now well-positioned as an attractive opportunity for new owners to build on a solid foundation and unlock its full potential.”

Set within 19.1 acres of landscaped grounds, the property features a lake and a private helicopter pad.

There is potential, subject to planning, to develop Lythe Hill Farm, a three-bedroom bungalow situated on a 2.66-acre plot.

The hotel benefits from its proximity to key transport routes, including the A3 and M27, with Gatwick Airport accessible within 45 minutes by car.

Christie & Co regional director Ed Bellfield said: “This is a unique opportunity to acquire a well-known trading hotel and spa business in the Surrey countryside, with the potential to increase future income via implementing the current planning permission for an additional 36 bedrooms and extension to the spa.”

In June, Christie & Co was appointed to oversee the sale of Banchory Lodge Hotel, a hospitality venue located in Royal Deeside, Aberdeenshire, Scotland.
