The company is currently in advanced discussions to acquire land at the former Fountain Brewery site, which has remained unused for two decades.
The proposed project would form part of a wider masterplan led by Buccleuch Property and Cruden Homes aimed at regenerating the neighbourhood with residential, commercial, and public spaces.
Montagu Evans and Hawkins Brown have submitted proposals that detail a 560-bed facility, combining hotel suites, student accommodation, and extended-stay rooms.
The plans also incorporate co-working space for up to 300 people, community event areas, fitness amenities, a restaurant and bar, and an accessible outdoor landscaped area. If approved, the scheme is expected to create up to 100 jobs.

By GlobalDataBuccleuch commercial property director Nick Waugh said: “We are delighted to be working with The Social Hub to provide the last important piece of the approved masterplan and such a complementary use for the site.”
The Social Hub intends to host public consultation sessions in Fountainbridge to present its proposals and seek feedback from residents.
Additionally, opportunities will be arranged for community members to visit its existing Glasgow location in Candleriggs to observe its operations.
Founded by Edinburgh native Charlie MacGregor, the Social Hub opened its first UK property in Glasgow in 2024.
The Social Hub founder and CEO Charlie MacGregor said: “This is a very special moment for me; it’s something I’ve hoped for and worked towards for many years. Edinburgh is my home city and part of my DNA. We always want the local community to help shape our hubs and would encourage anyone with views about our plans to share them.
“The success of Glasgow has shown what we can achieve in Scotland and I am so excited to see how we can make the same kind of impact in this wonderful city. The Social Hub is more than a place to stay – it’s a hub where people from all backgrounds come together, help create a better society, and achieve extraordinary things.”
The group operates under a model that integrates accommodation with social spaces for travellers, business users, students, and neighbourhood residents.
Headquartered in Europe and certified as a B Corp organisation, the Social Hub reports running more than 600 events annually at its Glasgow venue.
