The site is approximately 40 minutes from Dabolim Airport and around an hour from Mopa Airport.

The new property will operate under the ‘By Atmosphere’ brand, which sits within the Atmosphere Hotels & Resorts portfolio.

Plans for the property include a range of room types, with deluxe options and a rooftop suite.

Dining facilities will span an all-day restaurant, a café lounge, and a rooftop resto-bar, serving cuisine that ranges from Goan specialities to international dishes.

For wellness, the property will house the ELE|NA Ayur Spa, equipped with therapy rooms and offering guided treatments.

The hotel will also feature a swimming pool with an outdoor deck and a fitness centre.

Atmosphere Core co-founder and managing director Salil Panigrahi said: “We’re building strong momentum in India with properties across key destinations, and Goa remains central to our growth strategy.

“With this project, we aim to introduce a creative, experience-led offering that appeals to a wide spectrum of travellers—from leisure seekers to those drawn to the region’s cultural richness—while delivering a setting that is both intimate and distinctive.”

Vision Dempo Group founder and managing director Rajesh Dempo said: “As Goa evolves into a year-round, experience-driven destination, this partnership will help elevate its premium tourism landscape and set new benchmarks within its heritage precinct.”

In March 2026, Atmosphere Core partnered with Assotech Realty to develop a hospitality project in Shirdi, Maharashtra, with an estimated investment of Rs2bn ($21.6m).
