Access Point Financial (APF), a direct, full-service speciality lender focused on the hospitality industry, has reported a record-breaking year with involvement in more than $2bn in hotel financing during 2024.
The company’s transactions included a combination of direct bridge and mezzanine loan commitments, amounting to approximately $5bn, and participation in $1.6bn of SASB hotel originations through the purchase of HRR/G/H and bond classes for selected CMBS refinancings of hotels.
Last year, APF provided funding for 110 hotels totalling around $2.1bn for both branded and independent establishments.
APF CEO and board chairman Michael I Lipson said: “We pride ourselves on being an aggressive capital solution provider that can deliver quickly with surety of execution in this environment.
“APF has grown over the past two years to become a competitive hotel lender for large, high-quality portfolios and single-asset deals, and we look forward to taking this momentum into 2025. We want the hotel capital community to know that they should be speaking to us if they aren’t already as we have a lot of capacity and flexibility to meet their needs in 2025.”
The year’s transactions showcased APF’s reach across various hotel portfolios and states, including a $53m Marriott Portfolio in the Mid-Atlantic, a $44m Hilton Portfolio in Florida, a $60m Marriott Portfolio in South Carolina, and a $35m IHG Portfolio in Illinois.
