Breakwater has partnered via an affiliate with BR Investments to acquire the Ramada Hotel in downtown Augusta, Georgia, US.

They plan to renovate the property and transform it into a premium, soft-branded hotel.

Originally opened in 1974 as the Executive House Hotel and subsequently rebranded under Ramada in 1999, the 175-room hotel is claimed to represent one of only two hotels in the US designed by celebrated architect IM Pei, who is famous for designing the Louvre Pyramid in Paris.

Under the leadership of Breakwater managing partner Matt Brendle, the company will oversee the wide transformation of the hotel.

The company has recruited The Gettys Group to handle the branding and interior design aspects while Rabun Architects will manage the architectural segment.

Rabun Architects has previously worked on luxury renovation projects, including the St Regis Atlanta and the BNA Hilton in Nashville.

Breakwater claims to have enlisted the expertise of an award-winning restaurateur from Charleston to craft the hotel's food and beverage programme.

They have also secured leases for nearby street-level and courtyard areas across Broad Street, aiming to enhance the guest experience.

Brendle stated: "We have the chance to transform the east end of Broad Street into a dynamic destination.

"With vibrant public spaces, an outstanding F&B programme, and engaging events, the hotel will become the new beating heart of downtown Augusta—drawing locals and visitors alike."

Based in Charleston, South Carolina, Breakwater is a hospitality investment and advisory company that was established in 2019.
