Hotel101 Global Holdings has signed definitive binding agreements to develop a 766-room property in Melbourne, Victoria, Australia.

It will be developed in Melbourne’s Central Business District (CBD) at 540 Flinders Lane.

The expansion is part of the company's global growth strategy to introduce its standardised "condotel" business model to the city.

The hotel is planned for a location near key attractions, including the Yarra River and Federation Square. This site is expected to serve both leisure and business travellers and is intended to enhance the range of hotel options available in the CBD.

Key location advantages include proximity to major transportation hubs such as Flinders Street and Southern Cross Train Stations, as well as easy access to the Southbank Entertainment Precinct.

Hotel101-Melbourne will be located near events, including the Australian Open, Formula 1 Australian Grand Prix, and Melbourne Cup Carnival.

The hotel is projected to generate approximately A$323.6m ($218.5m) in sales revenue, with completion anticipated by 2029.

Hotel101-Melbourne's amenities include a conference centre, meeting spaces, and a swimming pool, among others.

Development will proceed subject to regulatory approvals at federal, state, and local levels.

Hotel101 Global aims to manage one million rooms in 100 countries worldwide.

In December 2025, Hotel101 Global revealed plans to develop a 429-key hotel in San Donato Milanese, Milan, Italy. The property aims to serve both leisure and business travellers seeking access to Milan’s commercial centres and cultural landmarks.
