India-based Migsun Group has entered a 28-year revenue share lease agreement with hospitality brand Clubhouse to develop and operate a 200-key hotel at its Migsun Janpath mixed-use project in Lucknow.
This agreement is structured to integrate hospitality operations within the larger commercial, retail, and lifestyle development.
The addition of the hotel is part of the group’s strategy to incorporate income-generating hospitality assets into its portfolio.
The Lucknow market has shown ongoing demand from corporate travellers, events, and leisure tourism, supported by infrastructure improvements and urban growth. The new hotel is expected to address these segments as part of the evolving hospitality landscape in the city.
The upcoming hotel will be positioned to serve business travellers, social gatherings and leisure visitors. Its inclusion within Migsun Janpath reflects the broader trend towards organised hospitality and mixed-use developments in Lucknow.
Migsun Group managing director Yash Miglani said: “The signing of Clubhouse is aligned with our strategy of adding stabilised, income-generating assets to our mixed-use developments. Lucknow has been witnessing consistent demand across business, social, and leisure travel, which creates a strong quality case for well-located hotels.
“The 28-year revenue share structure ensures long-term alignment between developer and operator while allowing the asset to respond to market changes over time. We believe this addition will strengthen the overall project ecosystem and contribute meaningfully to the city’s evolving hospitality landscape.”
The property is expected to play a key role in improving the value proposition of the project.
