Starwood Hotels has unveiled plans to develop 1 Hotel & Homes Hudson Valley, a resort and residential project on the shore of Fifth Lake in Ulster County, New York, US.

The hotel is expected to open in 2028 while residential units will be available for purchase starting later this year.

The development will span 775 acres at the intersection of Rosendale and Kingston, featuring three lakes, orchards, caves, and extensive walking trails.

It will feature approximately 100 guest rooms and suites, as well as branded residences such as cottages and loft-style homes. Buyers will have the option to participate in a rental scheme or choose private ownership.

The site previously housed the Williams Lake Hotel, which first opened in the 1920s during the Borscht Belt era.

The current redevelopment is being managed by Hudson River Valley Resorts, led by principal Richard Steele. Notably, more than 500 acres of the land will be preserved as a nature reserve for conservation.

The design is led by global company ODA and supported by Starwood Hotels’ internal team and DesignAgency for food and beverage interiors.

Guests will have direct access to wild swimming from a hotel dock, along with other outdoor activities including hiking, mountain biking, fishing, rock climbing, and cross-country skiing in winter.

Residential areas are positioned on hilly terrain to provide views of surrounding lakes and mountains.

Owners will receive access to dedicated amenities and services, as well as all offerings available at 1 Hotels properties.

Dining facilities are planned to feature local farm-to-table cuisine from various venues, including a lakefront pavilion with pool and bar. Indoor and outdoor wellness spaces will include a spa with nature circuit access.

Proximity to regional ski resorts Hunter Mountain, Belleayre, and Windham extends accessibility for guests interested in winter sports.
