The group purchased the purpose-built sites from Canadian operator Future Inns for an undisclosed amount.

The hotels, which align with Premier Inn’s location criteria in both cities, will add 292 rooms to the brand’s UK portfolio.
Whitbread in the UK & Ireland development director Alex Flach said: “Acquiring the two trading hotels from Future Inns shows how flexible we can be to bring new locations into our secured pipeline.
“The hotels will strengthen our network in Plymouth and Bristol, two markets we see strong long-term demand and want to grow further, and as we are converting the buildings into Premier Inns rather than building the hotels from scratch, we can bring our new rooms on stream very quickly for our customers.”
The hospitality group noted that more than half of the room inventory is scheduled to begin operating under the Premier Inn banner next month.
Using its internal development and refurbishment teams, Whitbread plans to make 155 rooms available for booking as Premier Inn accommodation from 2 November 2026.
The properties will continue to trade under the Premier Inn brand while the remaining rooms undergo refurbishment, with full conversion across both locations expected to finish in mid-December 2026.
Following the overhaul, the hotels will feature standard rooms, upgraded ‘Premier Plus’ rooms, and the brand’s updated restaurant format.
The additions will bring the chain’s footprint to four sites in Plymouth city centre and five in Bristol City Centre.
The transaction forms part of Whitbread’s broader five-year growth strategy, which combines direct property acquisitions with new-build schemes, site expansions, and leasehold agreements.
Under the plan, the operator aims to expand its network to 98,000 Premier Inn rooms across the UK and Ireland by 2031, with an estimated long-term capacity for 125,000 rooms in its core market.
