UK and Ireland hotel operator Dalata Hotel Group has announced plans to expand into Spain with the development of a new four-star Clayton Hotel in Madrid.

In this regard, it has signed an agreement with Spanish real estate company Grupo Insur to lease a new four-star Clayton hotel to be developed in Madrid.

This would be the first hotel in Spain and the third in Continental Europe for Dalata Hotel Group.

This hotel, which is slated to open in the first quarter of 2029, will be situated in the emerging neighbourhood of Valdebebas, close to the Adolfo Suárez Madrid-Barajas Airport, Europe’s fifth-busiest airport.

The Clayton Hotel will feature 243 bedrooms, a restaurant, bar, meeting and events spaces, an outdoor pool, and a gym.

It aims to achieve the LEED Gold standard certification for its sustainable design and energy efficiency, utilising all-electric building systems such as heat pump technology.

Upon completion, Dalata will operate the hotel under a 15-year lease, with options to extend for two additional five-year terms.

The lease agreement includes a guaranteed minimum rent with a ramp-up period during the first three years, after which the rent will be linked to the hotel’s revenue performance.

Dalata deputy CEO Shane Casserly said: “Madrid is a leading global travel destination and is a key strategic location in our European expansion strategy. Situated adjacent to the Adolfo Suárez Madrid-Barajas Airport in the fast-growing, vibrant Valdebebas district, this newly developed hotel will be ideally positioned to benefit from the area’s strong demand drivers, tourist attractions and rapidly growing events space.
