Private real estate investment fund manager Henderson Park is planning to invest £35m ($44.18m) to refurbish the Waldorf Astoria Edinburgh – The Caledonian hotel, also known as ‘The Caley’, located in Edinburgh, Scotland, the UK.

The refurbishment will be carried out by Henderson Park, together with its in-house hospitality operator and asset manager Klarent Hospitality.

The project is expected to enhance the infrastructure, refurbish bedrooms, and restore public areas to elevate the guest experience. The hotel will also expand, increasing its capacity to more than 300 rooms by early 2026.

Henderson Park managing director Christophe Kuhbier said: “Our continued investment in The Caledonian is testament to our stewardship of this iconic hotel, which has been a bastion of Edinburgh hospitality over a century.

“We look forward to working with Hilton and Klarent, our specialist hospitality operator and asset manager, to unlock The Caledonian’s full value potential on behalf of our investors and ensure it continues to enchant guests for many years to come.”

Furthermore, the hotel will join the Curio Collection by Hilton this summer. The rebranding will emphasise The Caledonian’s heritage and status as a prestigious Edinburgh landmark.

The new bedroom designs at the hotel will draw inspiration from the crests of Edinburgh, Stirling, and Inverness, reflecting the hotel’s railway heritage.

Original stained-glass windows will remain a focal point, honouring the destinations once connected by the Caledonian Railway.

Klarent Hospitality manages a portfolio of Henderson Park-owned hotels across the UK and Europe. These include five Hilton Hotels across the Central Belt of Scotland.

Located at Princes Street, the 241-room The Cale hotel was acquired by Henderson Park and Klarent Hospitality in 2023.
