Hilton and New York-based real estate developer Extell have announced plans to open the Waldorf Astoria Deer Valley Resort and Residences in 2028.
The Waldorf Astoria Deer Valley development will be located at Deer Valley East Village in Park City, Utah, becoming the first major public alpine ski resort developed in North America in more than four decades.
The new resort is positioned next to Deer Valley’s recently established longest ski run, the Green Monster. The development will provide ski-in, ski-out access for both hotel guests and residents, facilitating direct entry to recreational areas.
The resort is planned to include 132 guest rooms and 105 branded residences, with options ranging from one to six bedrooms, and sizes between1,099ft² to 5,155ft² across two towers.
Of the accommodations, 56 hotel residences are above the hotel component, and a further 49 private residences are planned within a standalone Waldorf Astoria Residences Deer Valley tower.
The property will offer views of Bald Mountain, Hail Peak, Park Peak and the surrounding areas. Architectural design is managed by Kohn Pedersen Fox, with interior design carried out by AvroKO.
The property’s facilities will include a 15,000ft² spa with treatment rooms and thermal features, fitness centres, ski valet and concierge services, a golf simulator, a children's room, an indoor lap pool, and an outdoor pool situated above the ski run.
The development also encompasses multiple dining and lounge areas, including Peacock Alley, conference spaces totalling 11,300ft², resident lounges, and a demonstration kitchen. Construction started in May 2025.

In March 2025, Hilton signed an agreement for a new 180-key Canopy by Hilton hotel in Utah, which was scheduled to open in mid-2026.
