Sonesta completes $400m hotel renovation programme across portfolio

The company’s multi-million dollar investment includes new amenities and facilities at hotels in major US cities.

Sonesta International Hotels has completed more than $400m worth of renovations across its managed portfolio, updating properties in multiple regions.

The company’s investment covers a range of projects at various hotels, including upgrades to guest rooms, lobbies, and food and beverage venues.

Renovations at The Benjamin Royal Sonesta New York and The Royal Sonesta Kaua’i Resort Lihue included updates to rooms and public areas.

In Washington, DC, the company opened the Royal Sonesta Capitol Hill after converting a former government building.

These properties now provide new amenities such as modern shower facilities, upgraded lighting controls near beds, smart televisions, and improved wireless internet access.

At Sonesta Resort Hilton Head Island, recent changes saw kitchenettes added to selected rooms and suites, updated meeting spaces, introduced four new dining outlets, and constructed an adult swimming pool.

Other hotels recently renovated under the brand include locations in Irvine, Miami, White Plains, and Los Angeles.

Renovations at White Plains, Hilton Head Island, and Los Angeles locations received Stella Awards in October 2025 for their efforts.

Upgrades at extended stay and select service properties focused on guest room features, including bedside charging points, large televisions, new mattresses, and refreshed finishes.

Public spaces also saw the introduction of “The Focus” co-working areas in several ES Suites locations, as well as improved breakfast facilities and larger grab-and-go markets.

Completed projects in this segment include sites in Toronto-Markham and Torrance Redondo Beach.

Sonesta president and CEO John Murray said: “The significant investment, including 33% of our managed full-service portfolio, is a testament to Sonesta’s dedication to quality and our future.”

Sonesta is currently continuing its renovation programme with planned projects for The Royal Sonesta Hotel Boston and The Nautilus Sonesta Hotel Miami Beach set for 2026.

Sonesta architecture, design, and construction vice-president Bridget Rooks said: “Our intention behind creating these newly designed spaces is to align with each brand’s identity, optimise hotel performance within its market, and keep the guest experience at the forefront.”

In October 2025, Sonesta transferred management of 18 hotels to its new franchise partner, Laxmi Hotels Group.
