The transaction expands the group’s presence in Rajasthan to 24 properties, comprising 14 operational hotels and ten in the development pipeline.
The planned property will comprise 63 guest rooms.
On-site amenities will include a restaurant, banquet spaces, conference and meeting facilities, a fitness centre, and additional public areas designed for commercial and leisure guests.
Lemon Tree Hotels president Vishvapreet Singh Cheema said: “Rajasthan continues to be an important growth market for us, defined by a strong mix of commercial dynamism and rich tourism. Bhilwara, a key textile and industrial centre, presents a natural opportunity for Keys Lite to cater to the rising demand for reliable, value-driven hospitality.
“This signing scales our footprint to 24 hotels in the state and underscores our focused approach to expanding across India’s key industrial hubs and emerging secondary markets.”
Lemon Tree Hotels operates more than 130 hotels across 80 cities in India and select international markets, including Nepal and Bhutan.
The company holds an active pipeline exceeding 140 properties across its portfolio of seven brands.
The group has been expanding its presence in India recently.
Last month, it acquired land in Mumbai for a planned 172-room hotel project that will operate under the Lemon Tree Premier brand.
It also opened a Keys Prima by Lemon Tree Hotels in Nashik, Maharashtra, last month.
