
Mama Shelter Singapore Orchard, an upcoming seven-storey hotel at 110 Killiney Road in Singapore, is up for sale with an indicative price of S$195m ($143.46m).
The sale is being facilitated through an expression of interest exercise, stated real estate services company CBRE, which is marketing the property.
The property, situated in District 9 within Singapore’s Orchard precinct, stands on a freehold land parcel of about 13,148ft² and spans a total floor area of around 39,628ft².
It will feature 115 guestrooms, a restaurant on the ground floor, and a rooftop pool and bar.
Designed by Ong & Ong architects, Mama Shelter Singapore Orchard is targeting the BCA Green Mark Platinum certification.
The hotel’s location offers easy connectivity, being a four-minute walk from Orchard Road and Somerset MRT Station.
CBRE Singapore capital markets head Michael Tay said: “Freehold hotels in the Orchard Road submarket are rarely available for sale and have always been regarded as generational trophy assets that bestow great prestige and privilege.
“This will be a unique opportunity for any astute investors to acquire a standalone hotel asset located along one of the most established high streets in the world. We expect this investment opportunity to appeal greatly and garner strong interest from a wide range of investors such as family offices, boutique real estate funds, local companies, and high-net-worth individuals.”
Scheduled to open in the first quarter of 2025, the hotel will be operated by Ennismore, a division of Accor, under the Mama Shelter brand.
This marks the brand’s foray into the Asia-Pacific region.
As of 31 December 2023, the Mama Shelter brand encompasses 18 hotels with a total of 2,600 rooms worldwide.
