Investment management company Peachtree Group has achieved a milestone, surpassing $2bn in hotel developments and expanding its portfolio to 48 properties across the US.

Peachtree’s presence currently extends beyond its traditional markets in the Southeast and Midwest to urban infill locations nationwide.

The company’s recent mileposts include the “topping out” of a beachfront hotel in Gulf Shores, Alabama; and the ground-breaking of a dual-branded property in Uptown Dallas, Texas.

Peachtree managing principal and CEO Greg Friedman said: “Our early projects taught us how to build efficiently and effectively, setting the stage for the more complex and impactful developments we’re delivering today.” 

“From suburban mainstays to urban landmarks, our team’s adaptability and expertise have been the cornerstone of our success.” 

The group’s ongoing projects include the Embassy Suites in Gulf Shores, set to open in mid-2025; the AC and Moxy Hotel in Uptown Dallas, breaking ground in August 2024; and Tru by Hilton in Huntsville, Alabama, anticipated for completion in late 2025.

The company has stated that it is a proponent of the Qualified Opportunity Zone (QOZ) programme, focusing on revitalising underserved communities.  

The developments under this initiative include the AC Hotel by Marriott in Sacramento, California; the Residence Inn by Marriott in San Antonio, Texas; and the Hampton Inn & Suites Maui, Kahului, Hawaii – Kahului’s “only branded hotel” due to open by end of March. 

Peachtree claims to be one of the “most active” developers within QOZs, with ten hotels already operational and eight more underway.  

Friedman added: “Hotels are more than just buildings; they are drivers of economic opportunity, creating local jobs and providing paths to meaningful careers in hospitality. By investing in underserved hospitality markets, we aim to support the growth of neighbourhoods and contribute to their development.” 

While continuing to develop suburban, limited-service hotels such as the Homewood Suites by Hilton in Louisville, Kentucky, Peachtree stated that it is also engaging in more “complex” projects in primary markets.

In December 2024, Peachtree Group expanded its Delaware Statutory Trust (DST) portfolio with the acquisition of a new hotel property, the 90-key Home2 Suites by Hilton St Augustine I-95 in Jacksonville, Florida, US.
