Hotel occupancy in Berlin slips as international arrivals fall

While domestic travel in Germany remained steady with 3.9 million guests, international arrivals declined, reducing demand for hotel beds from abroad.

Berlin's hotel industry is experiencing notable changes in 2025, reflecting broader trends in domestic and international tourism.

According to the Berlin-Brandenburg Statistics Office, the city welcomed approximately 6 million visitors in the first half of the year, resulting in 13.9 million overnight stays.

While domestic tourism remains stable, international arrivals have declined, impacting hotel occupancy rates.

Steady domestic demand

Domestic tourism continues to be a cornerstone of Berlin's hotel market. In the first half of 2025, around 3.9 million German visitors booked 8.4 million overnight stays.

This represents a slight decrease of 0.3% in the number of guests and a 1.7% drop in overnight stays compared to the previous year.

Despite these modest declines, Berlin maintains its position as a leading destination for German travellers.

International tourism to Berlin has seen a downturn. Approximately 2.1 million foreign guests contributed 5.6 million overnight stays in the first half of 2025, marking a 4.7% decrease in guest numbers compared to the same period in 2024.

Notably, the United States experienced a 2.1% increase in overnight stays, while the United Kingdom saw a 6.1% decline, and the Netherlands experienced a significant drop of 22.8%.

These variations highlight the shifting dynamics in Berlin's international appeal.

Hotel capacity and occupancy rates

Berlin's hotel infrastructure remains extensive, with 535 hotels, inns, and guesthouses offering a total of 120,470 beds as of June 2025. An additional 187 accommodation establishments provided 25,602 beds, marking a 1.1% increase.

The "holiday centres, houses, and apartments" sector expanded its bed capacity by 10.9%. Despite this growth, the average occupancy rate for all guest beds in establishments with at least 10 beds stood at 52.8%, slightly below the previous year's rate of 53.8%.

This indicates a slight softening in demand, particularly in the international segment.

As Berlin continues to navigate these evolving trends, the hotel industry faces the challenge of adapting to changing visitor patterns while maintaining its status as a premier destination for both domestic and international tourists.
