Global hospitality group IHG Hotels & Resorts has announced plans to introduce the Ruby Hotels brand to the US, beginning with a new property in downtown Chicago.
Ruby Group will develop and manage the hotel under a 30-year franchise agreement with IHG, converting the historic Inn of Chicago building into a 22-storey hotel.

The renovation is scheduled to start in the second half of 2026, with the hotel expected to open in 2027.
The redevelopment project will transform the existing late 1920s landmark into a Ruby Hotels-branded property featuring 412 rooms.
Plans include redesigned public areas such as a lobby and bar, as well as a rooftop terrace overlooking the city’s skyline.
The hotel aims to attract both visitors and local residents by updating interior spaces and offering social settings throughout the day and night.

Ruby Group is collaborating with Berk Properties on this project.
Based in Orange County and led by David Davidson and Rajesh Masina, Berk Properties brings more than 25 years of experience in luxury residential and hospitality real estate across the US.
Ruby Group founder and CEO Michael Struck said: “This project marks a significant milestone for Ruby Group and its international growth. In partnership with IHG and alongside experienced development partner Berk Properties, we are bringing Ruby’s design-led and efficient hotel concept to the US market for the first time.”
The development follows IHG’s acquisition of Ruby Hotels less than a year ago and comes just four months after the brand became available for development in the US.
IHG has stated its intention to expand Ruby Hotels worldwide, targeting more than 120 hotels within ten years and over 250 properties within two decades.
Currently, Ruby Hotels operates or has 35 hotels in major European cities since its founding in Germany in 2013.
